Aanbesteding: Verbeter de bouwopbrengsten

In the dynamic world of the construction industry, maximizing returns is crucial for success. One of the most impactful factors that can influence returns is the accuracy and efficiency of construction cost estimates. In this article, we delve deeper into how KPD’s advanced ERP solution helps companies in the construction sector optimize their returns through smart cost estimation.

Some concepts

Within an item or operation, it must be indicated for each substance how many units of that substance are required for one unit of the constituent item or operation. We call this the standard. There are 4 different types of standards.

Norm (N)
Norm is the most commonly used norm type. This indicates how much of the underlying agent is needed for one unit of the constituent item or operation.

A standard can consist of a number but can also contain a calculation.

Example:

106 quick-build blocks 29/19/14 per m² of wall. (calculation: 1 m²/0.3 m/0.2 m)
13.33 m² formwork per m³ concrete column 30/30. (calculation: circumference / area)

Production (P)
Production is the inverse of the norm. Sometimes it is simpler or clearer to indicate how many units of the constituent item or operation can be produced with one unit of the underlying asset.

Just like a standard, a production can also contain a calculation.

Example:

A knife can cut 1.5 m2 of wall per hour (standard = 0.67 u/m2)
A formwork carpenter erects 3 column formwork units per day (norm = 0.33 days/piece)

Constant value (C)
Sometimes the quantity of a specific agent required is independent of the quantity performed of the constituent item or operation. In that case, a constant value can be used.

Example:

For pouring a concrete floor using a concrete pump, the fixed cost for the transport of the concrete pump to and from the site must be charged once, regardless of the number of m³ of concrete to be poured.

Yield (R)
When calculating efficiency, one starts from what can be achieved in a unit of time (hours/day) and then examines the resources required for this unit of time. To arrive at the standard, you must divide each of the constituent parts (amount of resource per day) by the efficiency.

Example:

  • A masonry team completes 20 m² of facade masonry per day. This masonry team consists of a foreman (8 hours/day) and 2 masonry workers (2 x 8 hours/day).
    The yield is therefore:
    • Foreman: 8 hours/day divided by 20 m²/day = 0.4 hours/m²
    • Workers: 2 x 8 hours/day divided by 20 m²/day = 0.8 hours/m²
